Commercial Roofing Services in the Inland Northwest
Proudly serving the Lewiston-Clarkston corridor, the Moscow-Pullman corridor, and the Coeur d’Alene-Spokane corridor and surrounding areas.
A commercial roof protects more than the building. It protects your inventory, your equipment, your tenants, and your ability to stay open. Russell Quality Roofing has provided commercial roofing across the Inland Northwest since 2007. That includes inspections, repairs, and full roof replacements for offices, warehouses, retail centers, and multi-family buildings.
Snow load, strong winds, and intense summer sun wear on commercial roofs year after year. Our team helps you catch problems early and plan the work around your business. We are an Owens Corning Platinum Preferred Contractor, ranked in the top 1% of roofing contractors nationally. We are also licensed, bonded, and insured in Washington and Idaho.
Commercial Roof Inspections
What We Look For
A commercial roof inspection checks the most common places where problems usually start. We examine the roof surface and the condition of the roofing materials. We check flashing around vents, edges, and wall transitions, since these are common points for water to enter. We look at drainage paths for pooling water or debris. When we can reach it, we also check the attic or upper structure for ventilation problems and signs of moisture.
Signs Your Commercial Roof Needs Attention
- Leaks or water stains inside the building
- Missing, bent, or damaged shingles
- Metal panel concerns, such as seam separation, panel movement, or loose fasteners
- Ponding water, blistering, punctures, or seam separation on a flat roof
- Repairs that keep failing in the same area
How an Inspection Works
We start with a short consultation about your concerns and set up for a safe inspection. Next, our team reviews the exterior and the roof structure. We document what we find with photos and video as needed and explain our findings directly with you. If hidden layers or damaged decking turn up once work begins, we explain any change order before moving forward.
Regular inspections help you catch storm damage early and extend the life of your roof. They also create documentation that may support manufacturer warranty requirements when applicable.
Commercial Roof Repair
Repairs That Fit the Building
Not every problem calls for a new roof. Our repair work covers leaks, damaged shingles, flashing, and storm damage on commercial buildings. We trace observed leaks to identify the source and recommend the right fix. Active leaks can generally be traced during an inspection. Older or dormant leaks are harder to pin down, and we will be straightforward with you on recommended next steps.
Repairs for Different Types of Buildings
- Office Buildings - We repair leaks and flashing around rooftop equipment, and we plan the work to limit disruption to tenants.
- Warehouses and Industrial Facilities - We focus on durable repairs that hold up under heavy use.
- Retail Centers - We schedule work around business hours when possible, and we pay close attention to flashing at canopies and sign mounts.
Emergency Repairs
Storm damage doesn’t wait for business hours. We provide 24/7 emergency attention for commercial roofs. We dry in the affected area as quickly as possible to stop water from getting in, and we plan the permanent repair from there.
When Repairs Stop Holding
Repeated repairs in the same area often point to a bigger problem. We will tell you honestly when replacement makes more sense than another patch. For example, leaks on a standing seam metal roof usually point to a larger underlying issue. We will inspect your property’s roof and tell you what we find, including whether the roof needs replacement.
Commercial Roof Replacement
Signs You Need a Replacement
- Frequent leaks or water damage, even after repairs
- Visible surface damage, such as cracking, punctures, or failing seams
- A roof approaching or past its expected service life
- Repairs that no longer hold
Water stains, mold growth, or dripping during rain
What a Replacement Includes
Every commercial roof replacement we perform includes a complete tear-off of the existing roofing materials. We inspect the roof deck before the new system goes on. On steep-slope roofs, we install Owens Corning UDL 50 underlayment and place ice and water shield in the areas most prone to leaks. Around October 1, we switch to a flexible ice and water shield for cold-weather installs. Many roofing contractors don’t make that seasonal adjustment.
We never tear off more than we can dry in, so your building is not left exposed to the weather. Final cleanup includes a magnetic sweep to remove stray nails to the best of our ability.
Working Around Your Business
In most cases, you will not need to vacate the building during a replacement. We coordinate logistics with you and schedule work around your peak business hours when possible. We give you a project timeline during your consultation. Most commercial replacements take anywhere from a few days to several weeks, depending on the building and the system.
Warranty Coverage
Commercial roof warranties are not one-size-fits-all. Coverage depends on the roofing system you choose and the manufacturer behind it. Asphalt shingle, metal, and flat roofing systems each carry different terms. We will go over the warranty options for your building during your estimate, and will explain what each one covers.
Roofing Systems We Install
Owens Corning Architectural Shingles
Our core commercial focus is steep-slope roofing. We install Owens Corning architectural shingles, engineered with modern technology for long-term performance.
Standing Seam Metal Roofing
We install standing seam metal roofing on commercial buildings. Metal offers strong wind and snow performance, durability, and lower maintenance than asphalt shingles. Our superintendents are MBCI certified for metal roofing installation, and they supervise our metal roof installs. Metal roofing warranties vary by manufacturer and system.
Flat and Low-Slope Roofing
We also work on commercial flat and low-slope roofs, including TPO membrane roofing. Steep-slope roofing is still our main focus. Flat roofing systems come from different manufacturers, and their warranties differ. We will talk through the best fit for your building during your estimate.
Properties We Serve
We work with office buildings, warehouses and distribution centers, retail centers, and multi-family buildings such as apartments and condos. We also work on schools and municipal buildings, and we hold an Idaho Public Works Contractor license.
Insurance and Storm Damage
If storm damage affects your building, we provide a professional inspection and documentation, including photos and written findings. Russell Quality Roofing does not process or manage insurance claims. You contact your insurance company and follow their claim process, and you can use our documentation to support it.

Frequently Asked Questions
How long does a commercial roof replacement take?
It depends on the size and complexity of the building, the type of roofing system, and the weather. Most replacements take anywhere from a few days to several weeks. We will give you a timeline during your consultation.
Do I need to vacate the building during a replacement?
In most cases, no. We coordinate logistics with you and schedule work around your peak business hours when possible.
What warranties are available for commercial roofs?
Commercial roof warranties depend on the roofing system and the manufacturer. Asphalt shingle, metal, and flat roofing systems each carry different warranty terms. We go over the options and terms for your building during your estimate.
How do you handle bad weather during a project?
We watch the forecast closely. Rain, unsafe wind, or ice on the deck will pause work. We never tear off more than we can dry in, so the building stays protected while we wait.
Do you work on commercial flat roofs?
Yes. We work on commercial flat and low-slope roofs, including TPO membrane roofing. Steep-slope roofing is still our main focus, so we recommend talking through your building with us early.
Can you repair a leaking metal roof?
Leaks on a standing seam metal roof usually point to a larger underlying issue. We will inspect the roof and tell you what we find, including whether it needs replacement.
Do you help with insurance claims?
We provide inspections, documentation, and information. Russell Quality Roofing does not process or manage insurance claims. You contact your insurance company and follow their claim process.
